Owned by the City of San Marcos, Creekside Marketplace is a 248,000 square foot retail power center. During its construction in 2004 IDS Real Estate Group was hired by the City to provide property management and construction management services, and later the City expanded the assignment to include leasing. In 2013 an anchor tenant ran into financial difficulty, so IDS performed in-depth analysis and advised the City to terminate the lease and re-market the building. IDS managed the building modification design and budgeting, and subsequently signed leases with two national retailers, WinCo Foods and Hobby Lobby, that tripled the building’s net operating income. Finally, the addition of a grocery anchor provides a significant daily-needs tenant to the center’s merchandising mix which will help protect the Creekside Marketplace from the e-commerce sales erosion common now in retail power centers.
